MAY 2026 | Marketing a home when buyers have more to compare
31 May 2026
Every home has a story. Effective marketing helps buyers understand that story through the way the property actually lives: the light in the kitchen, the usefulness of a room, the connection between spaces and the everyday advantages of the location.
The QPAREB’s May release reported that Montréal-area April sales were 7% below April 2025. That is regional context, not a prediction for one property. It is a reason to make the presentation and positioning work together when buyers are comparing alternatives.
Decide what the presentation needs to explain
Before photography, identify the property’s strongest, verifiable features. A flexible room can be shown as an office without being described as a legal bedroom. A spacious dining area deserves a view that communicates scale. Staging or simple furniture adjustments should help buyers understand the space, while leaving its condition and limitations clear.
Give each format a job
Professional photographs establish the first impression. Floor plans explain circulation and room relationships. Video conveys movement and atmosphere. A 3D tour helps a buyer explore the layout before arranging a visit. Clear descriptions connect these visuals to practical information rather than repeating adjectives.
Distribution should reach people searching for the property’s location, type and price range. The story should be relevant to their housing needs without excluding people based on personal characteristics. A marketing plan is stronger when it explains both what will be produced and where it will appear.
Measure the response that matters
Views are useful, but enquiries, qualified visits, repeat visits and recurring objections tell us more. Strong exposure with few visits may call for reviewing price or positioning. Visits without offers may reveal a different issue. We assess the pattern rather than promising that another video alone will solve it.
My approach brings preparation, presentation and market evidence together. The goal is to help the right buyers understand the home clearly enough to take the next step.
