FEBRUARY 2026 | Buying and selling with a plan for both transactions
28 fév. 2026
Finding your next home is easier when you know what must happen with your current one. A move involving two transactions requires a plan for money, dates and the possibility that one side takes longer than expected.
The QPAREB’s February intentions survey described broadly stable interest in buying and selling, alongside increasingly complex paths to ownership. That is a useful reminder to prepare the sequence before falling in love with a listing.

Work with net proceeds

Your asking price is not the cash available for the next purchase. Start with a realistic sale-price range, then account for the mortgage payout, any applicable lender charges, selling costs and other amounts payable. Have the relevant professionals confirm the figures. Keep a reserve rather than allocating every expected dollar to the next down payment.

Compare the two sequences

Selling first can clarify your budget, but it may create a temporary-housing problem if the right purchase is not available. Buying first can secure a suitable home, but it may expose you to overlapping payments or financing conditions. Bridge financing, where available, requires lender approval; it should never be treated as automatic.
Put both timelines on one page. Include offer conditions, financing, inspection, notarial signing, occupancy and the release of sale proceeds. A signing date and a moving date are not always the same. Confirm who must act at each step and what happens if a deadline moves.

Stress-test one realistic delay

Ask what your budget would look like with an extra month of carrying costs, storage or temporary accommodation. You are not predicting a problem; you are checking that a manageable delay would not force a rushed decision.
My role is to help connect the property search, sale strategy and transaction deadlines. Before choosing which property to pursue, we can work through the sequence with your mortgage professional and notary so the move makes sense as a whole.
