APRIL 2026 | Making a spring inspection count
30 avr. 2026
Spring can make a property easier to appreciate—and easier to assess. Melting snow and changing weather may reveal questions about drainage, moisture or exterior maintenance that deserve attention during a visit and inspection.
The QPAREB’s April first-quarter report described stabilizing sales with continued pressure on prices. Whatever the level of competition around a particular home, the inspection should remain a planned decision point rather than a box to check quickly.
Prepare the inspector’s questions
Bring the seller’s declarations and available records of repairs or renovations. Note anything you observed during visits: staining, unusual smells, sloping surfaces or a repair whose purpose is unclear. Ask the inspector to explain what can be examined, what is inaccessible and which concerns require another specialist.
The OACIQ’s guidance emphasizes a qualified inspection process and a written report. An inspection has limits; it is not a guarantee that every defect will be found. That is why the limitations and recommendations in the report matter alongside the list of observations.
Sort findings before deciding
I suggest separating the follow-up into three groups: matters needing prompt expert clarification, work to budget for, and routine maintenance. A cosmetic touch-up and a possible water-entry issue should not carry the same weight. Where further investigation is recommended, seek the appropriate specialist’s opinion and a realistic estimate instead of guessing at the cost.
For sellers, gather invoices and documents before listing and make the areas to be inspected accessible. Explain known work accurately. A prepared file helps buyers understand the property; concealing a concern creates the opposite effect.
The contractual wording and deadlines determine the next steps after an inspection. Do not assume a report automatically permits cancellation or a price reduction. I help coordinate the questions and timing so you can review the findings with the right professionals before the applicable deadlines.
